How to Apply

This process is conducted through the Town of Vail Community Housing Lottery Application, which is separate from The Valley Home Store application process.

  1. Complete Required Documentation

    • Obtain a prequalification letter from your local lender.

    • Make a digital copy of your valid, non-expired photo identification in PDF format. 

      1. HEIC images from phones will not be accepted.

    • Complete this affidavit form if you do NOT own property within the Town of Vail.

      1. The form is not required if you already own a deed-restricted property within the Town of Vail.

    • Gather employment verification through one or more of the following:

      1. Two recent pay stubs

      2. Tax returns

      3. A letter from your employer

      4. Other benefits statements that support eligibility according to the deed restriction and housing guidelines.

  2. Submit Your Documents

    • To complete your online application, be prepared to upload your ID and, if applicable, the affidavit. All required documents must be submitted through the Town of Vail Community Housing Lottery Application.

  3. Review Process

    • The Town of Vail Housing Team will review your submission and score your application with 1 to 3 tickets, as outlined in the Town Employee Housing Guidelines.

  4. Additional Documentation - Required After Lottery Drawing

    • If your name is among the top five in the randomized drawing, you must submit the following additional documentation to housing@vail.gov within one day of the Lottery Drawing:

      1. The most recent two years of individual Federal Tax Returns.

      2. A prequalification letter specific to the deed-restricted home.

      3. Your two most recent pay stubs.

      4. A copy of the certificate for a completed First-Time Homebuyer Course.

        1. The certificate must be dated within five years of the lottery.

        2. The course is required even if you already own a home.

      5. If you are a business owner, please contact housing@vail.gov for details on extended requirements to verify that you work an average of 30+ hours per week throughout the year.

  5. Sign a Buyer Contract

    • The individual at the top of the randomized drawing list must sign a buyer contract within three business days, no later than Monday, March 24, at 10:30am

Important Notes:

  • This home is subject to the Vail Commons Master Deed Restriction. This is a Price-Capped Deed Restriction with a 3% annual appreciation limit.

  • This home must be owner-occupied by a qualified resident, as defined by the Town of Vail Employee Housing Guidelines.

  • The list of qualified applicants and their tickets will be posted at vail.gov/currentlistings two days prior to the lottery. The results and drawing order will be posted on the same page on the afternoon of the lottery.
